My name's Nick Beasley and I'm the Sole Owner and Operator of Hi-Spec Property Inspections, LLC.

Early Life & Education

I was born and raised in Alaska and graduated from the University of Alaska, Anchorage in 2004 with a degree in Land Surveying and Mapping. Between semesters, I worked throughout rural Alaska for the Bureau of Land Management and private firms in the construction industry.

Professional Experience in Nevada

After graduation, I moved to Las Vegas where I held both field and office positions. My work spanned a wide variety of contracts—from small-scale boundary and topographic mapping to residential and commercial subdivisions, local government, and military construction projects.

Utility Inspection Career in Oregon

In 2011, I relocated to Oregon to take a position as a contract inspector for an electric utility. Over the next 13 years, I traveled throughout Oregon and Northern California performing National Electric Safety Code (NESC) inspections on poles in electric transmission and distribution systems.

Transition to Home Inspections

After years of living on the road, I was ready for a change. My interest in home inspections began when my wife and I bought our first house in 2019. After completing my InterNACHI certification and moving to Tennessee, I tested for my license and launched Hi-Spec Property Inspections in late 2024.

Life Outside Work

I now spend my free time riding motorcycles throughout the Appalachians and going on new adventures with my wife Krista and our two dogs, Wallace and Billy.

With over 20 years of technical background and inspection experience, my goal is to provide a detailed and easy-to-understand report. I aim to educate you about your home so you can make confident, informed decisions and enjoy it for years to come.

Credentials & Standards

As a licensed and certified home inspector, I strictly adhere to the Tennessee Standards of Practice (SOP). I also exceed the continuing education requirements to maintain both my Tennessee Home Inspector license and InterNACHI certification.
